When I moved from Washington to Arizona, I thought I understood rain.

After all, I came from Washington. How different could it possibly be?

Well... Arizona taught me pretty quickly that rain is not the same thing as monsoon season.

The first time you see a wall of dust rolling across the Valley, watch patio furniture take off in the wind, or see a perfectly dry street turn into rushing water in a matter of minutes, you realize living in the desert comes with its own set of rules.

And if you're thinking about moving to the Phoenix area, there are a few things I'd want you to know.

First, What Exactly Is a Monsoon?

One of the first things I learned is that a monsoon isn't actually a single storm.

The National Weather Service defines the North American Monsoon as a seasonal weather pattern involving a shift in winds that brings moisture into the normally dry Southwest. Arizona's official monsoon season runs from June 15 through September 30. National Weather Service

That moisture, combined with our intense summer heat, can produce thunderstorms—and those storms can bring much more than rain.

We're talking about strong winds, lightning, dust storms and flash flooding.

And sometimes, seemingly out of nowhere, all of the above.

Yes, Haboobs Are Really a Thing

This was definitely not part of my vocabulary when I lived in Washington.

A haboob is an intense dust storm, and if you've never seen one approaching across the desert, it's quite a sight.

But they're more than an interesting Arizona photo opportunity. Visibility can disappear quickly.

Maricopa County says the Phoenix area generally experiences one to three dust storms in an average year, and they can last anywhere from a few minutes to an hour. Maricopa County

If you're driving when one hits, don't try to outrun it. Arizona's familiar advice is “Pull Aside, Stay Alive.” Get completely off the paved roadway if you safely can, stop, put the vehicle in park, set the emergency brake and turn off your lights—including your emergency flashers—so another driver doesn't mistakenly follow your lights and hit you. That's one Arizona driving lesson worth learning before you need it.

The Desert Can Flood—Fast

This one surprises a lot of people.

How can a place this dry have a flooding problem?

Because our ground doesn't necessarily absorb a sudden downpour fast enough, and normally dry washes can become dangerous very quickly.

Maricopa County warns that intense monsoon rains can create flash flooding in dry washes. Even areas that don't look particularly threatening during normal weather can become dangerous during a storm. Maricopa County

And please don't drive around a barricade because the water “doesn't look that deep.”

You don't know how deep it is—or whether the roadway underneath it is still intact.

Your House Needs a Little Monsoon Preparation Too

This is where my REALTOR® hat comes on.

Before monsoon season, walk around your property and look at it differently.

Are there tree branches that could hit your house? Is patio furniture secured? Are your gutters or drainage areas clear? Where does water go when it comes onto your property? Is part of your house lower than the surrounding ground?

Maricopa County specifically recommends securing outdoor items, trimming branches away from the home and examining how stormwater moves through your property. Maricopa County

And after a big storm, look up.

Look at ceilings for new discoloration. Walk around the exterior. Check for fallen roof tiles or obvious damage. Look at trees, fences and drainage areas.

A small problem discovered quickly is usually a much nicer conversation than one discovered months later.

Don't Forget About Insurance

Here's another thing homeowners sometimes learn the hard way:

Flood damage generally isn't covered by a standard homeowners insurance policy.

If your property has potential flood exposure, talk with your insurance professional about your particular coverage and whether separate flood insurance makes sense for you. Don't wait until a storm is in the forecast to investigate it; flood policies can have waiting periods before coverage takes effect. Maricopa County

And if your home does suffer storm damage, photograph or video the damage before cleanup when it's safe to do so and contact your insurance company. Maricopa County

Would Monsoon Season Stop Me From Living in Arizona?

Not at all.

Actually, there's something pretty spectacular about watching the desert sky change when a storm starts rolling in.

The temperature can drop. The wind picks up. The sky can turn colors you didn't know existed. And after months of 100-plus-degree days, sometimes you're just standing there thinking:

RAIN! FINALLY! 😂

It's part of living in Arizona.

But just like understanding our summer heat, desert landscaping, pools, HOAs or scorpions—yes, we'll save that conversation for another day—understanding monsoon season is part of understanding what it's actually like to live here.

And that's something I believe people should know before they move, not after.
